Terms of Use

• RentKrub is a platform where property owners post listings and people looking for a place search, compare and contact owners directly
• RentKrub is not a party to any rental agreement, never receives money on behalf of a property and never collects deposits through the website. Rental terms are between the tenant and the owner
• Listing information comes from the owner. Our team checks it for completeness before publishing, but tenants should always visit the property and check documents before transferring any money

• You must provide accurate information, use an email address or phone number that actually reaches you, and complete the verification steps the system requires
• Keep your password private; you are responsible for everything done through your account. If you suspect someone else is using it, change your password and tell us immediately
• We may suspend an account used in breach of these terms. We will state the reason, and you can respond through the contact channels below

• Whoever posts a listing confirms that they own or are authorised to manage the property, and that the details, prices and photos are of that property
• Misleading, duplicate, infringing or unlawful listings are not allowed
• Every listing is reviewed by our team before it goes live. Rejected listings receive a reason and can be corrected and resubmitted. We may close or suspend listings that receive complaints or breach these terms
• Importing a listing from another website is allowed only for your own listing, and ownership must be confirmed every time

• Reviews must be based on real experience, be polite, and not reveal other people's personal data
• Chat is for questions about the property only. Advertising, scam links and harassment are not allowed
• We may hide reviews or messages that breach these terms, keeping a record as required by law rather than deleting it. Use the report button on the page to flag inappropriate listings or messages

• Basic listings are free. Prices of optional packages (posting tiers, promotion) include VAT
• You may cancel a package within 7 days of payment and receive a refund for the unused portion. Contact us with your order number
• A receipt is issued for every order on the "Orders" page; request a tax invoice by entering your tax details before paying

RentKrub does not show a cookie consent pop-up because it only uses cookies essential to the website and anonymous statistics cookies. There are no advertising cookies and no third-party cookies that follow you across websites

• Essential cookies: a session cookie for signing in and form security (expires after 2 hours of inactivity or when you sign out) and a cookie that remembers your language
• Statistics cookie: a random device id (rk_vid, kept for 400 days) used to count which pages are opened, which buttons are pressed, time spent on a page, screen size and where visitors come from, so we can improve the website. The id does not identify you, and nothing you type into any field is recorded
• When you are signed in, usage statistics are linked to your account so that owners can see statistics for their own listings and so we can troubleshoot problems. Your IP address is stored only as a short irreversible hash used to detect bots
• You can block or delete cookies in your browser settings. Blocking essential cookies prevents signing in and some features; blocking the statistics cookie does not affect your use of the site

• Data we keep: name, email, phone number, LINE account (if linked), listing details, verification documents submitted by owners, order history, reviews, chat messages and the usage statistics described in section 6
• When you sign in or sign up with Google, Facebook or LINE, RentKrub receives only the information you allow that provider to share: your account ID, name, email address and profile picture. It is used only to create your account or sign you in and to contact you. RentKrub never receives the password of those accounts, does not ask for access to your friends list or posts, and never posts or sends messages on your behalf
• Purposes: providing the service under these terms, notifying you of listing and document review results, issuing receipts, preventing fraud and improving the website. We do not sell or rent your data to anyone
• Verification documents can be viewed only by the listing owner and our review team; tenants see only the verification badge
• You may ask to access, correct or stop the use of your data through the contact channels below. We will stop displaying the data while keeping records required by law, such as payment history and usage logs

• You can disconnect Google, Facebook or LINE yourself on the "My profile" page by pressing "Disconnect". We remove the account ID stored for that provider (for LINE, also the display name and profile picture) and stop using data from that provider. The name and email in your account remain and can be edited on the same page
• If your account was created through Google, Facebook or LINE and does not have your own email address yet, set an email address and password before disconnecting so you can still sign in
• You can also remove RentKrub's access in your Google, Facebook or LINE account settings. This stops future sharing but does not delete your RentKrub account or the data RentKrub has already received
• To stop using the service and ask us to delete your personal data, contact our team through the channels under "Contact us" using the email address or phone number linked to your account. We may ask for more information to verify your identity first
• Once your identity is verified, we will close your account, hide your listings and reviews from the website, and delete or anonymize the personal data that the law does not require us to keep
• Data that the law requires us to keep, or that is needed to establish, exercise or defend legal claims, such as payment records, receipts, tax invoices and system logs, is kept only for the period required by law or as long as necessary, and used only for that purpose
• We will tell you the outcome within 30 days of receiving your request. If we cannot carry out all or part of it, we will explain why. We keep a record of each request and how it was handled
• If you believe your personal data is not handled lawfully, you have the right to complain to the Office of the Personal Data Protection Committee

• Text and photos you post in listings and reviews remain yours. You allow RentKrub to display, resize and publish them on the website and RentKrub's promotional channels in order to provide this service
• The RentKrub name, logo, design and system belong to the service provider. Copying data from the website for commercial use without permission is not allowed

• The service is provided as is. RentKrub works to keep the website available but does not guarantee that it will be free of errors or interruptions
• RentKrub is not liable for disputes between tenants and owners, nor for loss caused by information that users provided inaccurately
• RentKrub's liability to a user is limited to the fees that user paid in the last 12 months, except for death or personal injury or loss caused by RentKrub's intent or gross negligence

• RentKrub may change these terms by announcing them on the website at least 7 days in advance. If you do not accept the new terms you may stop using the service and receive a refund for the unused portion of any package
• These terms are governed by the laws of Thailand
